basically buy a property, tenants pay rent, mortgage and expenses are covered, equity is built, and you keep the leftovers.

Your returns will be shit until you at least pay off your mortgage. If OP is serious / really thinking about this then he should at least build a model in excel to project future cash flows with everything baked into it (taxes, expenses, vacancy, etc.) and find out how much risk he will be taking.
