Has housing prices lowered or gone up in the area? Pay accordingly. If up, 50 less is a steal as opposed to her trying to get more.

Dont just limit yourself to one property. Look at other properties as well. Her lowest may be $950, but X elsewhere may be willing to accept $900, $850, whatever. Expand your search. Then you can tell your current landlord "X has offered me X" or you can just leave her altogether.
