Agreed.

Typically things with a consistent cash flow will appreciate over time any way right? Real Estate that consistently generates profit through rent will generally appreciate over time, and stocks with consistent decent dividends will generally rise in price over time, right?

Wrong. Paying a dividend LOWERS a stock's price.
