Set your price based on the average price of listings of the same size within 10km in each direction. Try to offer more than they have at the same price.
Write your listing in as many languages as you can, don't use Google translate though.
Never allow pets, they will eventually dirty the house and the stains never fully wash out.
Make sure to check out every facility in the area and try to strike deals with businesses.
Be always ready to help guests I'd they ask for something you can provide easily.
If possible avoid hosting Chinese people as they tend to destroy places and behave like monkeys in general.

Host for 6 years in a Texas city. Never ever rent to train travelers (in the US) if your city doesn't have more than 8 million people in it. Mass transportation will suck and they won't have a car and too cheap to Uber. "Uh, anon, how far is it to the Convention Center? We're going to walk there and wow is 95 F with 95% humidity....could we get a ride from you?". Then at midnight..."Hi anon, sorry for disturbing you but we're downtown and can't get an Uber and Missy has to take her meds on time. You think you could come get us?"

Never rent to people coming for a wedding. They are often hosted by the wedding party and they don't know it and cancel at the last minute. If you must, double check with them about that.

People who say they will travel with their dog and board it at a kennel while they stay at your "no pet" listing are liars... and they know it. Reason? No boarding place will take dogs without inoculation info. "Oh I'm sorry anon! We didn't know about that. Looks like our dog will have to stay with us.." Happened to us twice. We love dogs in general but we don't want to make the next guest sick if they're allergic to dogs.

Put a sign out front that states, "Welcome anon!" They love it and it shows they are at the right place.

The place must be clean, clean, clean.

Also, we have a "go box" which is a second set of sheets towels etc for when a guest gets physically ill at your place. It will happen.

Other than that Airbnb has been the best deal I've ever done for part time cash-ola. We live on site and rent a small cabana.
