Also owning property vs renting isn't as simple as banking vs trashing.
Owning property comes with many expenses. Property taxes and real estate fees are fairly large ones.
Plus when you go to sell the house, you're paying taxes on any increased value, even if that value didn't outpace inflation.
So you buy a house for $200k in 1990,
You pay it off in 2020, having paid $550 total. But hey, it's new 2020 market value is $550k! Sound good right?
Your real estate fee when you bought the house was $20k.Your fee when you sell it is $55k
You have to pay 40% on $350k, $140k. Your property taxes over the 30 years amount to ~$110k
You end up leaving the house with $355k, having paid $660k for the privledge to maintain the house over 30 years.
That means by owning the house you essentially threw away $305k over 30 years. That equates to $850/mo of "rent". (0.4% of the homes value in 1990, which is absurdly high rent)
If you could have rented for below that price, owning that home for $30 years was a net loss.
In order for home ownership to be a net gain you need to live there for your entire life essentially.
I personally hate rental culture and love the freedom of property ownership. So I would take that loss with a smile on my face.

tl;dr
Owning a home for 30 years that over doubles in value will still cost you more than renting, while not allowing your money to work for you in investments

You spend $850/mo on renting a house, that means that at the end of 30 years you will have $355k dollars you have been investing, making presumably 7% on.
That means you have $1000/mo, every month to invest, lets pretend you saved that for the first year and have $12k cash on hand at the start of year 2. that means at the end of year two, you will have $13k, PLUS the $12k cash you saved by not owning a home. 7% of $25k brings you to $27k at the end of year 3. Each year you gain an additional ~$1,000 on top of your $12k saved. That's an extra $465k. At the end of 30 years renting you have $820k on hand. vs at the end of 30 years of homeownership you have potentially $355k.

You're not understanding how little equity is actually worth, and all of the costs associated with ownership need to take their mathematical effect off of your equity, not your savings or being added to expenses.

Rent, in a normal market, is cheaper than a mortgage

Mortgages come with additional "hidden" fees.
Like closing costs, property taxes, and maintenance. You should be budgeting in at least the taxes and maintence into your housing allotment.

So, if Rent is $1,200/mo and your Mortgage payment is $1,200/mo, you should really be spending like $1,800/mo to live in the mortgaged property, $1,200 for rents, and $600 for expenses.
That $600 could be used to invest and earn you money.

Also the housing bubble is going to burst, likely under Trump. So your $500k home could be worth $300k in a few years, something you don't need to worry about when renting.

Buy stock from companies you have a personal relationship with and believe in. Invest in properties and businesses you can see and visit. Save most of your money as a diverse pool of stable currencies and stable precious commodities. Minimize exposure to all markets.

Earn money by actually earning it. Unless you are a multi-millionaire, markets are not worth it.

You're right that there are always other options; the problem comes in with your local job market and how hard it is to acquire a job, and it gets harder to continually find better and higher paying jobs, which also makes the process take even longer.

So then you find yourself not finding jobs for 6+ months and left hanging with incoming bills.


I'm college educated (law), and have been working since I was 14. I'm 27 now. I've been part of many different volunteer groups and community outreach. My resume is pretty padded, to say the least.

The last company I was at before my current one went belly up. Lost my job in the process. It took 8 months before I landed my current position. I submitted 10-20 resumes every single day for any and all positions I could find. McDicks wouldn't even hire me.

I ended up going 4-5k in debt, lost my apartment, and had to move back in with my mom. A lot of people don't have the luxury of moving back in with their parents. So their cycle of debt continues. Or they become homeless.

I ended up living at home, driving Uber, paying my debt off completely, and then eventually moving into my current role where I make pretty good money.

Now imagine someone with no college degree, small amount of work experience, bad resume, and no real definable skills.

Note: I live in an area of the country with a terrible job market, so my story is extreme, but the idea is the same.

That was my three years ago. I was working at a gas station with no degree. Every time a guy in a suit walked in I asked him what he did for a living and how to do that. One day I asked the right person and now I have a great job with a company that trained me as a surgical laser technician.

I got lucky to be sure, but i'd never have gotten lucky if I had never tried. Most people deserve a break in life but also you really do have to seek out opportunities and capitalize on them

But what if it took 6 mo... 12 mo.... 24 mo....+++++ until the "right guy" came along that you talked to? And in the mean time you're struggling, going further into debt, etc just to live and eat.

Like I said, I make good money now and I don't have to worry about that, but that's the reality for a lot of people out there.

The system is completely rigged, and it's only harder the further down you are. On the contrary, the more money you make and/or have, the easier it is to make money.

Im not tell you making lots of money is easy, its not. Im saying there are options from MW jobs, dont settle at the bottom. I dont plan on doing security all my life, im currently going to school.

What Im trying to say is I used to think mcdonalds was the best I could do, and it wasnt. Trust me, if you get MW and you think this, go into security, its easy and it pays decent. I dont know how it works in Canada but getting an easy gig looking at camera monitors for 14 an hour is better than stressing out flipping burgers for 10

My parents live off disability and never worked. I've kept a job for the last 8 years but I have bad credit,no savings,and around 4k debt. I tried not to blame my upbringing but my only experience with money was first hand. My parents literally call me and ask shit like "what time do you work this week"? I've had the same schedule for the last 5 years. I have no one to turn to for advice on how to fix my life. Please any advice other than an hero would help.

I took leaving below my means to the extreme. I live in a converted garage with all bills included in a major city. $550 covers rent, water, electric, gas, cable, and wifi.

the original plan was to suck it up until I paid off my students loans and car note. But it's been nearly five yrs since I paid off all my debt and I'm still in this shithole. Nearly 80% of my pay goes to fattening my savings and portfolio.

and I'm not a cheap bastard by any means. People who enter my shack are surprised to see all my expensive shit. $2,500 gaming rig (to play maybe once or twice a month, and only old fucking games. I still get buyers remorse on this one). Huge projector, sound system, stainless steel appliances, stupid ass Martha steward pans,utensils, and towels (fuck you! Samantha) pretty much the works. Once a girl asked me if I sold drugs.. LOL , I also eat out and vacation a lot, and I can probably pay my rent in advance for the next decade or so just on my saving alone. This sense of security and financial freedom is probably the reason why I'm afraid to pull the trigger on a new house. I've seen how the others live,and it scareres me.

I have a cousin who is a registered nurse making $70k a year who got her car repo. Also, some of my co-workers have lost houses, cars, and struggle to make child support payments. Their life's are a little too edgy for my liking. However, the pools and BBQ areas are sweet as fuck. I do envy them that.
