Here's what I'm not understanding: let's say you don't sign the contract, and your Dad and Aunt split the house 50/50

In that case, why wouldnt your dad be shouldering his own debt regardless? Why do they need your signature if a 50/50 split is happening no matter what? You'd just be getting what's left over of your dad's half.

Life insurance is for you to bury them after they die. Have them tell you how they would like to be buried. Get them to agree to terms. Their going to think "oh I'm not dying any time soon ". I'll get his whole cut, but as his guardian I am legally bound to be his "dad" i.e pay his loans that he can't afford and pay for his care. They are eager for me to sign it so they get him off their hands because he's a nightmare to deal with.

The sister and her husband are telling me that it isn't that much and that it will be in the contract. The odd factor is that he owes some shady people money too and no one can/will say how much that is, I just know he owes them from other sources.
