USA. I make $40,000/yr. (30 hrs/week) union job. I have $30,000 saved in the bank. No debt. Job's 401k doesn't match. How would you go about investing in my situation?

Mutual funds aren't so bad. Mine through my 401K earns on average 8-9% yearly for the past like 5 years. It's not that great but it's a solid and safe investment that I literally don't have to do anything to manage.
If I had more money I'd invest in real estate and I probably will later on, but I do like having money set aside that's slowly maturing and that I won't touch.
My sister owns a few properties and they're all very good investments. I don't get why people pay $1,600-3,000 a month on rent when the mortgage is 75% of that. I mean I do get the circumstances as to why some people do, but the point is the mark up is crazy and so the return for the property holder is great so long as you get good tenants that don't destroy the property.

Because if you don't have a 20% down payment you have to pay mortgage insurance and at that point you'll be paying the $1600-$3000 anyway, out a good chunk of change, and you'll be rooted to a spot that's harder to get out of if you get a better job offer somewhere else.
Poverty is an expense in itself. So instead of scrimping and saving $60-70k to just get the privilege of paying $1600-$3000 a month for a house, they scrimp to pay the $1600 on its own and hope they get a windfall.
