To sit for the CPA exam, you only need 120 credit hours and applicable course work in my state.

To get licensed as a CPA in my state, you need to obviously have passed the exam, but also have the extra 30 credit hours and have experience working under a licensed CPA (not just working in a public accounting firm).

How I see being NEET is as a cost benefit analysis.

Multi-family houses. I do manage the applicants myself. It's hip Brooklyn so they rent in under 24 hours. I use a service to run background and credit checks. And of course I have insurance. But no one wrecks the place. I'm not doing section 8 or hillbily shit. My 1brs rent from 2500-3k. I'm renting to professionals.
