I own 3 properties that I rent out (one tiny house and 2 condos, all shitholes) and this is exactly what I do. I never fix anything major. Get a media filter if you can fit one. It's a game changer in rentals. Only having to change the filter once or twice a year and it catches everything. Also a whole house air purifier can be helpful (albeit expensive) in dealing with tenants leaving behind terrible smells.

To be fair comfort units are designed to operate at 75 indoor 95 outdoor for cooling, in low ambient areas this is very important without modifications to the system as you will damage the unit. I'm surprised it's so fucking humid where you're at at those extremely low temperatures though. HVAC work is extremely regional though so I don't really have a good idea of what you're working with without technical details. These scroll compressors don't really get weak (which is the only reason you'd replace it outside of a burned out compressor or in commercial application to preempt failure and avoid having to do burnout cleanup) and there is no rewiring of pipes.

That being said that system is probably 10 million types of fucked up thanks to hack ass contractors larping as HVAC techs doing work for next to nothing.

I'm a Canadian property owner and manager (for other owners) and it's near the end of the month. The plebs are flowing into my office to pay rent.

I hardly have to do anything. Just today some guy walked in and told me he could only pay half his rent. I said "hey no problem", but in the next breath I gave him an eviction notice right then and there and told him if I don't get the rest in two weeks with an extra $150 as a penalty for late payment I'll be taking further action. Most of these peons have no clue I'm not allowed to do that.

Another guy walked in to complain about another tenant breaking into his unit. I told him it's not my problem and to call the police. I deflect a lot of problems like this because I don't really give a shit. Then he told me he wants the locks changed and I told him that those are perfectly good locks and if he wants them replaced I'll have to bill him. When I get to pay myself like this I usually charge 60/hour plus a service fee plus materials.

Then there are all the retards on disability. The beauty about living in a welfare state is that you can jack up the rent on retards and ODSP will just keep giving more and more money. Their cheques come in every month ahead of time and in full... And these people will rent anything. I rented a shed with a space heater a while back for 550 a month to some schizo freak who bathed in the lake. Got away with it for 7 months till he got someone from the psych ward over to see his living conditions. Barely got a slap on the wrist for that stunt.

I'm known around town as a slumlord but I don't really care. I'm about to deposit 20 large ($20,000 if you don't know the rich boomer lingo) into my account and I've hardly collected half of my rents so far. I had to keep the temp 17-18C when it was alright outside. However, I'm in the North East, and in the summer the humidity gets so bad here people die from it. I rented the place with the strict condition the AC worked properly. First summer it did, when it was 35C / 47C humidex (120F humidex), it cooled the inside to 19-20C, and would shut off for long periods, and there would be no moisture.

I had 1 outside temperature/humidity prob outside, and 2 inside, so I kept statistics on this thing. Didn't work. The industrial HVAC guy said my landlord didn't know wtf he was doing, the whole thing was fucked, and when he fell off the ladder trying to fix this he went into such a rage I thought he was going to kill me (HVAC rage?).

I was tempted to call a city guy out but the industrial HVAC guy said the place would be condemned and I'd have to find another place to live on short notice, grrrrr.... you industrial HVAC guys are honest to say the least, balancing that fine landlord pays my shekels / feeling bad about kike landlord fucking the tenant.

The amount of paperwork is insane and most of the time you never recover lost fees. So guess what? Not always. The landlord has to take care of it, which usually involves fumigation. If they don't, they'll spread to other parts of the building and infest everything.

I lived in an apartment for a while where neighbors both up and downstairs introduced them, so I had them in my place several times. Fumigation wasn't enough to get rid of all of them.

If you have them, get some boric acid. Some will come in a syringe and looks kind of like peanut butter. If you put that stuff around any and all cracks and corners, especially where you've seen them, they'll die. When they run over it, it will leave tiny cuts all over them that will make them dehydrate.
