I just bought the condo last month. I know I should have a bigger emergency fund, but I got a great deal on the condo and had to get it. I was living with my parents and I hate renting. I have another 3 years on my car payments, once I have that paid off, I will contribute much more aggressively towards my emergency/savings and retirement funds. Did I make a huge mistake?

How am I doin?

I was where you were at 19. I spent way too much on manga. My advise is stop wasting money on the anime figures. You'll lose interest in a few years anyways. I regret spending thousands on manga. You'd be at a huge advantage if you instead saved or invested that money.

Actually, on a balance sheet, Assets = Liabilities + Equity. So the condo would be an asset, the mortgage would be a liability, and anything paid off of that mortgage is equity. Initially equity is 0 (excluding any down payment), and eventually the liability will be 0 when the mortgage is paid off.

The problem is getting through a hiring department. I work in Big4 public accounting, but law firm hiring departments don't think this means I know how to practice law, which is far from the truth.

I was disciplined and paid off my loans aggressively. That gives me some freedom and comfort, but I am earning far less than I think I should be. It's really difficult to break out

If its something you are genuinely interested in, then don't be discouraged and do it. I'd rather have a JD than a MST any day of the week. I can at least say that law school will never teach you the technical side of tax, and I am grateful for gaining that experience at the Big4.

worked for 8 years in the last 10 with the last several being quite up and down. I did a lot of stuff early on I wanted to do before I died just in case I died young. It would be nice to be in better shape but I still think it was worth it to do a lot of that when I was young. Sister's friend got married to a guy at 22 who died in a motorcycle accident at 23. Shaped my view that maybe sometimes you need to eat your dessert before the meal at the risk of spoiling your appetite. Glad I never bought a house actually. It's median $400,000 here and I never trusted my occupation to be that stable (and I was right). I'd just have a debt I couldn't afford. Live within your means.

Because it's fun?

Why would anyone waste time giving advice to literal idiots?
I'll give you the benefit of the doubt that there are some people on here and might actually want to make something of themselves, but the majority is shit posters.

On a site like this, it's impossible to discuss something personal like business.
So let us have our fun bragging to one another, this way you might want to get better so you too can brag.

>Do you build a client base or is it like a one-time deal?
They market leads for us. Sometimes it's lucrative to tell them they should only deal with you. Sometimes it's the exact opposite. You learn to play it. There's a couple that I've sold over $100k to and a sweet lady that requests me comes a few times a year I would refuse to sell to again on my mother's grave. You deal with it.

>Any sales courses/product/books/etc recommendations?
I like Brian Tracy and Zig Zigler. My favorite book is Cialdini's "Influence".

>What was your training like?
Simple. Just product knowledge and since basics of selling. Honestly, a better crash course in it than most could hope for, though. Reps are almost free, so the company doesn't mind bringing them on; they don't invest much in training.

If you can handle working in a high-pace environment with short deadlines then it's a great opportunity. I am very fortunate that I usually work between 40-60 hours a week, which is light for an analyst. I am in M&A, and I can say that I enjoy my job, even if it gives me an anxiety attack once a week at least.

I'm not too familiar with exit ops. after investment banking. I assume one could go to grad school or change industries to private equity or consulting? I am personally thinking of doing an MBA and possibly continuing in banking.

All things considered, yes. I think working in the banking industry is worth it.

No, I'm in Seattle. Lower cost of living, salaries are still competitive (though less crazy than the Bay Area from what I hear). Also I hate California weather.

>I'm also curious if I can find a good job right when I leave uni
Depends. I went to a worldwide top 50 school, had a developer job while I was at school, and am just normie enough to get recruiters to like me.

If you want advice I would say the most important thing is to talk directly to college recruiters - applying online only works for smaller companies - and to start working on getting a job way before you graduate (I started practicing for interviews about 6 months beforehand).
