Rental properties are horrible investments unless you can find an extraordinary opportunity to buy cheap in developing territory, fix up, and pump out yuppie rent in 5 to 10 years. Other than that, it's a seller's market and they will gouge you.

Yes. If home prices ever fall due any reasons, we will most likely see th end of many bubbles from Canberra to Toronto, and the Frankenstein being kept alive in PRC. Thus if Gotterdamung happens, least of your worries. And for the foreseeable future as long as as there will be continuous issue of fiat, inflation, and bubbles being bubbles. It's a pretty good investment.
