How do I ensure that this will last me a while? I don't have a huge family so there's not much to 'give'. I don't have any type of debt or insane bills to pay. I also live frugally so I'm not going to be spending anything crazy. The only large purchases I'd make with this would be a car and dental work.

But yeah OP I would look at buying a duplex or 4 unit apartment building and put like 30% down. Live in one of the units. Use the rental income to pay the mortgage obviously. Save the rest of your money until you're sure you can make your payments with the rent income, then look into some other investments.
Also, learn accounting and tax stuff. Read some books, get the IRS pubs and read up. It's very helpful to know this stuff.
Also take a class or read up on structuring a business. If I had a 4 unit apartment building I would start an LLC to manage it (not necessarily own, you could rent the property to your LLC) and elect to be taxed as an S Corp. I would carry liability insurance too.
If I just had a duplex and one tenant I would probably not bother but I would be careful to protect my cash from a possible lawsuit.
