I have a wealthy father who always told me we were going to invest in real estate multifamily/single family houses, or we are going to start a small business making widgets.
It has been over 10 years, and I have nothing to show for it. I have spent 5 years of my life, went through real estate courses, studied the shit out of every real estate sales website from conforming loan foreclosures, large multifamily complexes and mobile home parks, but he refuses to lend me a dollar to buy any single unit...
I have come to realize my family will lead me down the wrong path time and time again, never giving me a penny except possibly in inheritance and allowing me to live there...
I have come to the conclusion that I will go no where living here, except saving money on food/rent...
Should I go to lower cost of living place that will meet my real estate expectations high cash on cash return, in a growing metropolitan area, and get a job at McDonalds, so I can get a 20% down cheap home and rent it out to some roommates, or just say fuck it, and retire to Cambodia and fuck my self silly for the next 10-40 years on this planet?

I'm frustrated because I have analysed hundreds of properties, and the returns seem fantastic assuming 0% appreciation, just using the cash on cash, but my very wealthy family will not lend me a penny, and banks will not either due to unemployment.
