I have a wealthy father who always told me we were going to invest in real estate multifamily/single family houses, or we are going to start a small business making widgets.

It has been over 10 years, and I have nothing to show for it. I have spent 5 years of my life, went through real estate courses, studied the shit out of every real estate sales website from conforming loan foreclosures, large multifamily complexes and mobile home parks, but he refuses to lend me a dollar to buy any single unit...

I have come to realize my family will lead me down the wrong path time and time again, never giving me a penny except possibly in inheritance and allowing me to live there...

I have come to the conclusion that I will go no where living here, except saving money on food/rent...

Should I go to lower cost of living place that will meet my real estate expectations high cash on cash return, in a growing metropolitan area, and get a job at McDonalds, so I can get a 20% down cheap home and rent it out to some roommates, or just say fuck it, and retire to Cambodia and fuck my self silly for the next 10-40 years on this planet?

I have more than 450k, all invested in stocks/vanguard.

I'm frustrated because I have analysed hundreds of properties, and the returns seem fantastic assuming 0% appreciation, just using the cash on cash, but my very wealthy family will not lend me a penny, and banks will not either due to unemployment.

>never giving me a penny except possibly in inheritance and allowing me to live there
>he refuses to lend me a dollar to buy any single unit

and....

>I have more than 450k, all invested in stocks/vanguard

why would he lend you money if you have enough to buy a property to rent out?
>>
I have shown I am the best steward out of all my relatives, by the amount of money I have accumulated/saved and earned.... but my father still shits on me... Why?!
>>
>>1750531

You're the most mature and he feels you can handle this on your own
>>
>>1750529
because he leaves over 500k earning less than 2%

I would be happy to pay him up to 5 % for a 30 year fixed... even shorter terms...

I am literally a better investment than a 2 bit shit CD, and Im not FDIC insured, but it is backed by REAL property.
>>
>>1750535
who gives a fuck about maturity, results are more important as Trump our savior has shown
>>
>>1750529
yes leaving 100% of your money in SP500 is a safer/convenient/easier investment, but I may as well just move the hell out, and never work a day in my life again...
>>
>>1750529
ok...

ive calmed down...

What I mean to say is.... I have some assets, but no access to capital.

Should I relocate and try to earn some access to capital from working at McDonalds in Washington State.

Or take it easy and go live like a king in Philippines, and be the only one in my generation to procreate?

Decided

Im going to finish useless courses at community college, transfer to online public university, get my 4 year for 13k all while I'm in asia
>>
Get the fuck out of here with your whining blog posts

You've basically been gifted 450k by your parents for doing jack shit and now you're throwing a tantrum that no one will lend your unemployed ass money

Do you even have a realtors license?

I'm sure spending hours on zillow makes you an expert on properties.
>>
>>1750745
no
I was gifted 100k, turned it into 360k after 9 years, and saved another 100k from working...

fuck it though, might as well drop out of college, not going to use the useless degree anyways
>>
>>1750745
call me insane
but I believe I can make money off of a unit like this

https://www.homesteps.com/listing?listingid=43994451

maybe with 10k more in repairs
