So /biz/

Just got a raise at work. Was making 9500-12000 a month. Now making 13-18000.

Looking to invest my extra money into some strong recession proof investments.

What are your thoughts on multi-family Realestate?

Got 300k to put down and looking to net 60k a year from a property.

Any landlords here? Solid investment?

large-scale 3d printing or something similar will BTFO the housing market within a decade

Are gas stations recession proof? I don't know but you could buy at least two large, branded gas stations with good sales figures for that kind of money.
>>
>>1694472
that would be used to build social housing to get people out of slums

would never be used in city centres with valuable property prices
>>
>>1694472
>this retard still going with the printed houses
lmao

Landlord here - make sure to buy in good areas / cities. Make sure they follow the 1% rule. Get professional management - it'll probably be necessary since you most likely don't live in a city with good rent characteristics. Get a 30-year fixed. Know your numbers.

That's about it for now
>>
What do you do?

sell high probability high volatility derivative premium with a high frequency. anything else is a garbage strat. Property is too expensive right now, even if you manage to find good tenants, get paid every month, you will lose in 5-10 years when all property prices drop and youll continue to pay for a loan on an overpriced piece of shit.

>>1694881
this is 100% wrong unless you are a billionaire.

>recession proof
Housing is in a bubble right now. How is that recession proof?

What would you suggest instead?

Profit margins are extremely tiny and they rely on lotto/food and drink sales since they make almost nothing off gas.

Fantastic idea. Forget diversification, it's best to put all your money into a single investment, the value of which is completely dependent on a very specific niche market.

> multi-family Realestate

this has to be a joke, the only bigger bubble you could've picked would be CRE - or maybe the bond market, but still...
>>
>>1694932
At least in the US, I wouldn't say there's a housing bubble. The price to rent ratios are pretty reasonable. But, if you're in Canada, China or NZ/AUS, stay away.

But there are people that are legitimately wary of larger multifamilies and stick to SFRs. Loans are easier to get, you can get better appreciation, and they're easier to sell because the pool of buyers are much larger.

13 to 18. that's potentially a whole 60k a year difference in income. You are literally retarded.

dont listen to anyone who tells you speculation is a good way to invest money. Research on selling .3 delta OTM options premium at implied volatility RANK ONLY ONLY ONLY above 50%
>>
Buy 300k worth of a blue chip company's stock.

make sure that it is one which looks to be on the up.

sell when it goes up by a mere 2%

repeat 12 times over the course of a year

make 60k and a little more
>>
>>1694472
This makes no fucking sense, it will never be cheaper to print a house of equal or greater quality than hiring a contractor that pays mexicans to do it.
>>
>>1694455
do some research, find some overvalued and undervalued stocks and then put your money long and short equally. If the market goes down, your won't move.
