The seller is an acquaintance who is willing to wait. I don't have a down payment at the moment. I've looked into FHA loans for the state so I know what to expect for a down and closing costs. I do plan to either have myself or my mother live in one of the units while renting out the other two.

In the meantime I'm working on my debt to income ratio, having 3 months mortgage available in liquidity, and saving for the down+closing.

I don't have this particular card, but 1% back on every purchase is not the greatest deal. Lots of cards do 2.5% cashback, Discover sometimes does periodic 5% cashback, and Amazon store card gives 5% back on purchases.

Sure they could hire 1 extra person to make up for the extra work but it's normal to just add an extra 30 min onto everyone's day for a week or two when the workload increases. You could be an asshole and only work your exact written hours or try to guilt the boss into giving you favours, but good luck getting to the mid level part of the company with that attitude.
