I didn't really even consider taxes when I started doing this. Bought it for $23k, put in about another $30k, and probably selling for around $140k. How boned will I be if I don't do 1031? - flyers, just stuff them in mailboxes until the Postal Service tells you to stop
- Nextdoor, nextdoor is KILLER, especially if you can get someone to recommend you
- Angies List, Angies list advertising is worth the money, but don't forget that the price is negotiable, keep beating them down until they give you a price you are happy with
- All social media is good
- Word of mouth and referalls, just shill this shit hard with every person you meet, I always keep flyers in my car, when people ask about my business I give them a few flyers.
This aint rocket science, ultimately you just need to be a nice non-pushy sales guy and plant a million fuckin seeds. hopefully a few sprout. the rest is history.

I'm currently a digital marketer for a Fortune 200 company - and while the money is really good, I can't stand the workload, and I'm desperate to get out. Depends on what you lie about, who you lie to, where you lie about it, and what the job is. If you lie on paper (an application) about education, experience, past salary, etc., then you can and will be found out if the employer does a thorough background check. When you are found out you'll be immediately fired. But since you're coming from a shitty retail job, whatever positions you apply to won't be important enough to warrant one, so I wouldn't worry too much about it.
