I've had ideas as to how to bring new money into my home town for a while that would work fairly well given every town within 10 miles has to export its entertainment elsewhere. We have around 25,000 people that could all be appealed to with the addition of a new open-air mall complex to get more designer goods and entertainment services. My hometown is currently a Walmart and restaurants. That's it.

A movie theatre is coming to town soon using an abandoned contractor supply store that expanded just in time for 2008 and went bankrupt by 2010.

I don't know how to go about getting this plan executed, though. There's another mall 25 miles away (Indoor) that I think wouldn't be too affected by this one opening.

My only concern is poor people. Black people, mostly, but there are also a few white trash sorts that might cause issues that require the mall to be more stern-policied than it should have to be.

Median household income is 40k annually (with pockets of 100+k), with a large military population (this is a Base town), so there's expendable income in small amounts; it would definitely be a middle class mall and not some elite boutique.

I wish I'd gotten in on the theatre, really. I knew that building needed to become one when it went out of business; I even did my research to get a quote on it. Unfortunately, I was 14 at the time and the quote was into the millions of dollars, so my involvement stopped there.

Just got back from the Big Short, pretty good movie but hated the banks way too much.

So that got me thinking, were the homeowners in the wrong in the case of the 2008 collapse? Were the Subprime loans obviously expensive so it was maybe the homeowners fault?

This is probably a dumb question, but what's to stop someone making a news site and just plagiarizing the fuck out of every other major news outlet?

Just change some of the wording in each article so it's not an exact rip, and also has your own spin.

Seems like it would be easy as fuck to run. You basically get free content while washingtonpost and BBC pay the authors for you.

I'm curious if anybody here has any experience working in fields that 'sort of' require you to have a degree, but only to prove your credentials to a potential client. Meaning that your degree is irrelevant in terms of you getting hired.

A few examples
>Psychologist/Therapist
>Personal Trainer
>Dietician

I can't think of any more at the moment... I'm an avid reader, and Philosophy and Psychology have always been huge passions of mine. I'm getting into personal finance and learning how to create wealth but I don't want to work for other people my whole life. I'm ALSO very fit and I am passionate about pushing my body to the limit on a daily basis. I think I would feel extremely fulfilled in my life if I could get paid even just enough to get by, by helping other people improve their physical AND mental health.

My idea is to set up an 'office' of sorts in my garage and I'd work out with the client and train them physically WHILE they talked me through what's going on in their lives', what's troubling them, why they feel like they can't reach their goals.

I think my idea is PERFECT for me as a person to do as a career but I'm just not experienced enough with either field to know how feasible it is. I figure that most professionals willing to fork over money to better themselves physically with a trainer, or improve their mental state with a therapist, would likely be the type to value saving time by combining the two. I think this might be a niche thing that could really work out.

Opinions? Anyone here work for themselves? Just curious what you might think

I mean I get that it sounds bullshit. I just think that there's a bit of a disconnect in peoples' lives today. A lot of people have way too much stress. Stress from work, stress from relationships, an existential crisis, their personal finances, their body image/nutritional health/fitness level.

I'm not really where I want to be yet exactly, but I've come a LOOONG way personally. The ability to share that with other people and help them get on their feet would be extremely rewarding for me. If you're regularly going to the gym and neglecting the mental or emotional issues you have going on in you're life that's still not good. Nor is seeing a therapist of some sort regularly but convincing yourself it's okay to not take care of your body. I think bridging that gap could be a lucrative industry. I don't know, just my opinion

Im a sophomore in college and I've been thinking lately: "hm i wanna buy a house"

My ideal conditions are a 4bed/3bath house for 110k. I would move into one of the rooms, so I dont have to live in these smelly dorms. Also, I would rent out the rest of the house by room for 450 a month and thats what I would use to pay the mortgage off.

I would get the down payment from myself, my parents, and a previous professor that's interested in investing his money into the house for a future payoff. I would get the mortgage from a bank with my parents as cosigners.

I've also considered doing land contracts or owner financing if I can find the right person and set up the right contract, but every person I've called on craigslist about owner financing is trying to do like 25% down and 12-14% interest :/ it makes sense but its kinda lame since its too high.

Should I go through with this if I can find the right house? Is there any way I can get screwed over? I think its a very good investment opportunity and I can just sell the house after college, or live in it, or even rent it out.
