who here rent to rent?

i bought a 4 day stay one time at a condo in downtown toronto, costed me nearly $600 (1/3 of the monthly lease for the host). the host told me that he gets booked atleast 1/2 of the time. then i thought wow this could make bank if you do it with many different places

thought about wanting to get into it but then i read about the laws in ontario and wasn't sure anymore. i realized what that guy was doing was actually illegal

1. its not legal to earn more than the owner from a sublease
2. you need the owner's consent to sublease

although i imagine it would be hard for anyone to keep track of your income from short 1-7 day rents. also im guessing some owners wouldnt care if you had guests here to help you with the rent.

what do you guys think?

if airbnb hosts followed laws airbnb wouldn't have grown as much as it has. you can probably get around housing laws and evade taxes. should you? no.
>>
how much could the owner sue hosts for?
>>
If you can make a deal with the owner then go for it.
I lived in Taipei for extended periods and 3/4 of the Airbnb flats are owned/managed by one or several companies. Seems to work handsomely. Every time I go back there seem to be more apartments being managed by them.

Hi Biz,

Looking for some advice and life direction. I'm 23 y/o and I just finished my high school education. I grew up dirt poor, but I made it work best I could. I've been working at Wal-Mart for the last 5 years to save up money. They have a program that will help pay for some of my schooling.

I'll be the first in my family to go to post secondary, I'm really happy about that. I also suffering from severe depression, and getting educated has helped ease some of that.

One of the reasons I put my education on hold is to help my mom out, she suffered a stroke and lost her job. She's was really loving and caring. Sadly she passed away a few months ago.

To be honest, I've found good help on 4chan in regards to advice. /fit/ helped me lose 40 pounds and get into the best shape of my life. I'm coming to biz looking for advice. I'd like to study a field with good job security and ideally I'd like to make six figures after graduation.

I have a long road ahead of me, and I'm excited to end up somewhere better.

Hey, I'm also 23 and about to be the first in my family to go back to school. I also suffer from... well mine is moreso anxiety than depression.
Oddly enough my aunt (who practically raised me as a mother) had a stroke last September. She hasn't passed, but it sucks to see her lose mobility. She's currently in a nursing home pretty much bed bound.

Anywho.... bump. I'd like to know the same. Ive been trying to brush up on my mathematics for the placement test and that shit sucks. Solving for a letter pisses me off.

I know quite a lot about medicine and how to derive medicine from fauna. Luckily most of my experience is with the american west and since that is where I currently am I should be able to find a fair amount.

As well I know about metallurgy as I have done it as a hobby. Machining and various things of that nature I have more than general knowledge of.

The hardest thing to do would be to find a natural magnet with which to generate electricity to create other magnets. I should be able to recreate the concepts of electricity fairly quickly after that, but would take the labor of myself and others a few years.

Lets say I have 60 years left. Hopefully I can write and preserve enough, while spreading enough knowledge to kick start civilization by a massive amount. Really this is more for others than myself as stone age women are fugly and that's all the real luxuries they have besides that I forge myself.

I would use my superior knowledge of modern existential literature to create a truly enlightened society of free thinkers.

Srs tho, its odd that 99% of modern education would be pretty much worthless in that context.

does anyone do this - I saw %1 compounded daily? So that's like 30% return monthly? What's the catch and am I reading that wrong?
10 posts and 1 images submitted.
>>
>>1268125
Nah it's never 1% for more than a couple of hours during altcoin pumps or dumps.
Usually it's 0.0something a day
Not bad of course but not 30% a month.
>>
>>1268125
I've been doing this on Poloniex for a couple weeks now. I'm getting daily rates of about 0.029% for two day loans, so that's around 11% a year. Not great, but those bitcoins would just be sitting there otherwise.
>>
>>1268125
1% compounded daily is more than 30% compounded monthly. Also its a rediculous expectation for any roi

Can someone explain to me how a company gains capital through stocks?

Correct me if I am wrong here:

A private company, "Goes Public" and sets 100 shares to sell, each is worth a 1/100 of the company's net worth. And they sell them at that price to investors. After they sell all 100, how do they make money? Why are they concerned with keeping high share prices after that if they already sold them? Why issue dividends? And it wouldn't be possible for them to make more shares, as it would just equally devalue all the shares that already exist. If they created 100 more, they'd just upset all the shareholders by cutting their investment worth in half. It seems like by the end of it, the amount of capital they received from selling the original 100 shares is inconsequential. Going public seems like a horrible idea, as then you have to report extra information that makes you more vulnerable to competition, or allows for hostile takeover by having someone buy out your company. I am not an expert, I just want to understand this better by giving my narrative and the flaws I see in it.

>>
>>1267945
Because if the price of one share is higher, it's easier for the company to raise more capital.
>>
>>1267951
But they would have already sold all their shares initially, and the rest is trade between private individuals. And creating more isn't an option.
>>
>>1267945
if the price drops too low someone can come in, buy up all the stock and replace existing management. existing management does not like this which is why they are interesting in maintaing a high stock price, also their compensation is tied to it. raising stock is not to make money, but to organize ownership and aligh incentives between owners of a company (stockholders) and management

Is it possible to rent enough homes out to generate enough income to sustain a living?

What are the considerations that need to be made?
How much would you need to generate to make it viable?

And a bunch of other questions I don't know enough about.

I'm a young attorney quickly realizing that the life of a wage slave is not something I want to experience.

I'm not interested in getting filthy rich, I just want to have FREE TIME again. The hours I work are terrible, but frankly I don't even want to work 40 hours a week.

I want passive income that permits an acceptable level of comfortability.

Is it possible?

>>
Of course it's possible. Personally, I get nearly six figures off of my RE investments and I know a few that get seven.

Investment income can dwarf anything you can make at a job if given enough time
>>
>>1267837
Hell yeah, man. Buy a condo/apartment near a university and rent it out to students, and have their parents cosign. The rent will actually in most cases exceed the mortgage payment, so not only are you building equity, but you're generating income, commonly referred to as "cash flow."

Take your desired yearly income and divide it by 12. That's the cash flow you'll need. For example, living off of $24,000 a year requires $2,000 in cash flow. If you live in an area with high rent rates but low housing costs, you could maybe get $500 per property, so that's around 4 properties to live off of. Other times you'll only have $200 in cash flow, so that's 10 properties. In 30 years, you'll have a few hundred thousand dollars' worth of equity to sell off and retire with, too.

The hardest part about doing this is that you need time and money for it work. You could save up your attorney money, buy a condo, live in it for a few months until you can afford a new one, live in that one, but rent out the old one. You'll get lower mortgage rates this way.
>>
>>1267837
ROI varies. Let's say, after all expenses for holding the properites and allowing for vacancy rates etc., your ROI is 4%.

If you want to live off $100k per year, you need a $2.5M portfolio

Of course, life could be much kinder to you, or much, much worse.

I think BRK-B and AAPL are both good value plays and have good risk/reward.

Aight /biz/, I need a little advice.
I got my A.S. in finance a week ago and have been applying for jobs and internships for the last two months. I just got invited to an interview a few minutes ago for a position I'd pretty much given up on.

My problem is that I've changed up my resume to be 100% better since I'd applied there; the differences are pretty dramatic. Should I bring in my new resume and try to explain it in hopes of impressing them or should I stick with the old one and miss out on a few of the cool things I've added?

Also post your resumes for your own advice and shit. Thanks.

is anyone making money from running an adult site with ads?

thinking of starting one. i figure content doesn't need to be super unique, SEO/ranking just has to be better than the other shits with the same content.

I always thought about this too. But what it scares me the most is dealing with the law - If I choose the lame way just dealing with professional boring videos like bang bros will cuck me to death; If I go full amateur, which it's way more interesting, I may get cucked by private request and revenge porn.
For sure it's easy money since Pornography is like a legal drug.
But is it worth it?
I remember in the earlier 00's a friend of mine used to make 1,000 bucks per month with a doujin site.
