Hi /biz/,

I'm trying to make a decision between renting an apartment or buying my first home. I've looked at a few different videos and read some articles regarding the advantages of both, and they were of limited help. A couple of stats:

+Single
+I live in Western Suffolk County, NY
+Would be a first time buyer
+Yearly income is 60k
+Currently I have 25k in savings and I could save an extra 10k-15k if I wait another year
+Been at my current job for almost 2 years

Some of my friends have talked to me about buying a condo, but I'm unsure if that's the direction I want. Any advice from a /biz/ness anon would be appreciated.

Most people don't realize that most of the cost of owning a home upfront comes from mortgage insurance -- if you have less than 20% of a down payment on a property, you will be forced to purchase mortgage insurance. This is an additional amount of money you pay alongside your mortgage that is equal to the difference between the amount you put down and the 20% you would have put down, effectively burning the fuck out of money for the first ten or so years you own your home.

Owning property is almost ALWAYS a better idea if you can invest the initial capital to put that 20% down.

Don't buy a condo unless you're okay with HOA fees and being ordered by the moneyed interests that own more shit than you in relation to the condo complex you live in to do their bidding to keep the condo up to their standard. Condos are rough -- once you're done paying for the condo, you're not done paying overall because of your fees, and you're better off just selling the damn thing -- ESPECIALLY in NY.

Yeah PMI is what I am afraid of. Unfortunately I don't have enough for the 20% for where I would like to live. Never thought about condos like that...makes sense though.

I noticed in his celebration of the hard fork... Vitalik Buterin's bodyfat percentage has dropped significantly. If you don't believe me then look for older photos of him. He was skinny then and he is skinnier now!

Hello /biz/.

I'm in university for mathematics, and so far my first year I've been doing really well and kept my grades as high as humanly possible.

This summer I landed a summer job at this company programming in VBA and SQL, and also doing a lot of Excel monkey shit. The company really liked what I was doing, and offered me to work there one day in the week for the coming year.

Upsides are that I'll be able to get really good at VBA and SQL, get more job experience and make money. The downside is that it's not a very large or well known company, and that I won't be able to get top tier grades anymore. I'm also becoming a TA next year so I don't really how to combine it and if I should.

Any advice for someone in a situation like me?

i've even heard recruiters say that they prefer bad grades, because it shows efficiency. if you get by with the least amount of effort, you're doing something right.

it probably depends on who's running HR though and what exact position you're shooting for.

You should buy Ethereum Classic. The 80/20 rule applies here so it's undervalued by about 75% right now and will rise once the other exchanges list it (there are plans underway now). It's undervalued because everyone's moving their ETC to Poloniex to sell and potential buyers on other exchanges are just waiting for it to be listed. A bit of insider information: Coinbase won't list it because they fucked up and lost most of their ETC since they were sending both ETH and ETC with each transaction. I'm not sure they even realize it yet but a few friends of mine have been transfering ETH back and fourth between Coinbase and Poloniex and already drained like $300K USD from them over the last day or so.

It'll be worth about 20% of what ETH is worth now once it's listed on other exchanges. I wouldn't hold long term either though because it's fundamentally flawed. If you're a whale you can margin trade it for a larger percentage than BTC which is why I started playing with it originally (in my opinion margin trading is the way to go and shorts/longs are just gambles).

The problem is that you must acquire a very rare coin AND it must be in very good condition, meaning someone sealed it into something.

So the above is pretty rare and if someone has it, they almost always know just what they have and it's worth.

I can't see any money in it unless you own a pawn shop and suckers come in regularly and give you coins for cheap.

I had originally pledged the three thousand dollars to my cousin's college fund without a second thought. If anything, a secret part of me was already a bit embarrassed in anticipation of the flood of thank you messages I thought I might receive.

This reaction of theirs was a surprise. Bitterness, alienation and sarcasm.

I went to relatively cheap state university, certainly no Ivy League. It cost about ten thousand dollars a year for the program I was in, which is not much cheaper than it is now for state school. I worked at McDonalds and Office Max, both for minimum wage which at the time was less than six dollars an hour.

The college costs were paid for by taking out loans. I borrowed carefully, and for many years after college I paid it BACK, carefully. Law school was paid for by loans again. State school. Again.

Ramen. Cheap TV dinners. Subway, bus, or walk everywhere.

I got hired by a law firm. Worked my ass off and succeeded. Got headhunted by a bigger firm. Made money. Paid off my loans. When I get paid, a huge chunk goes to my daughter's future. Her college, her trust fund, my wife's trust fund, in case I die.
That's being responsible.

I made six hundred thousand dollars last year.

That three grand is a symbol of a trip to Europe I never took in 1999. It's a symbol of me walking in 2002, when he bought an SUV in a city where he doesn't even need a car. It's a representative of me eating a Hungry Man dinner while he wined and dined and tipped like a rockstar.
My kid is three years old and already has a half million dollars in her trust fund, interest growing
daily.

I'm not lucky, I worked for it. And I'm working for it now. If you don't get this, you don't belong in my life. You don't belong around me, because I do not want my success to rub off on you. I am just tired. Tired of all the losers, leeches and bums who get angry at me for my success.
