fucking house is basically shit, all the wiring and plumbing was done by unlicensed junkies, the structure is infected with termites and frost heaves are everywhere, basement floods in a draught, half of the electrical outlets dont work, no hot water, fukkkk

some guy who runs property management said that the investment prop should be able to get 1% of what you paid for it per month to be considered sound. So If you can get a condo for 200K you need to rent it for 2k per month for it to be sound financially. Hence you need to find either a killer deal or get apartment building / duplex / house to multiple renters to make that, in my opinion. I doubt most renters will pay $3,000 a month plus their own utilities for a property worth $300K. I do think renters would pay $500 a month for a room in a $200K house with 3 other roomates... equaling 2K per month thus meeting that "rule"

I've been thinking of buying a cheap fixer 3 bedroom place and converting the garage into a studio with it's own door and parking space. Then rent to a family for 1800 and a single person for 900 meaning I can spend up to 270K on the place.

I'd talk to realtors / property managers etc and check rental listings before I buy of course. Based on the prop manager Bro who posted earlier last month I'd look for a prop manager if I can swing it, based on their experience filling the place with renters and evicting people w/ their own lawyer if needed.

No. I live in exactly your shitty property and bought one next door just as shit. Bonus points for 0 bullshit ordinances and plentiful tweeker labor for like 10 bucks an hour cash. Due diligence man. Need get u a checklist and check all this shit before u buy. If u sell now without holding it 1 year and one day prepare to eat 30% taxes. Bros!!!!! Give me your honest input on what you think of my idea:

A compact and portable kitchen appliance that will specialize in heating tortilla chips to the flavorful restaurant-style warmth.

The device would be an upright tube with a heated bottom. The consumer would open the lid, pour the chips inside, and press a single on/off button to activate the heated coils as well as a fan underneath them. The fan would blow wind underneath the heated coils, in turn blowing hot hair to warm the chips atop. Once the set heat temperature is reached, the temperature will drop to a very subtle low-baking temperature - this will allow the consumer to leisurely pick up the chips at a relaxed pace, rather than immediately grabbing them upon being heated. There'll be a fixed automatic shut-off timer to avoid hazard.

Ovens, toaster ovens, and microwaves all exist, however seemingly nobody casually uses these for a quick tortilla chip fry-up as it involves more trial-and-error, a potential mess that follows, or heating up the room in case of the oven. My device however will neatly heat up tortilla chips to a perfected set time with no effort.

Hundreds of millions of people worldwide buy tortilla chips, so the potential for the device being a hit for dinners, side snacks, workplace break rooms, parties, get-togethers, is absolutely there.

It's not the dumbest thing I have heard of. If its cheap enough I could imagine people buying it but I doubt it would be a super hot item. If done well enough I could see that being worth your time to manufacture and sell but I wouldn't expect amazing profits.

This word is thrown around a lot when you read about business. What exactly is "strategy"? I always assumed it was a fancy word for marketing, but now I've started seeing people treating it strategy as its own field of competence. I have read about people who have studied finance, and even economics, who now title themselves as "senior strategist" and so on. Can someone explain?

Strategy is basically agenda setting.
Where it differs from marketing is marketing is the products and services are already determined, the marketers have to present that to potential customers.

Good strategy takes feedback from markets to change the products and services on offer to capitalize on market insights.

Strategy is basically the nexus of everything in business: how much money you have, what your operations and pipeline is capable of, your metrics and data, your corporate culture... all that comes to ahead with strategy.

However, there's something everyone forgets, strategy is important, but it's nothing without execution. You can have an elaborate strategy which will leverage your operations and supply pipelines to give you a flexible product mix to make the most of seasonal variations in the market, but if you don't execute it, if you don't have a company culture and a clear line of communications you're fucked.

Noob real estate agent here, in Krakow.

Got a shitload of properties to sell... locals (Poles) can't afford to buy this stuff, so must market to international investors.

Problem: I haven't made any sales, and can't afford to pay for advertising. Considering partnering up with buyers' agents in other countries. Is this even a thing -- where they would share the commission on a transaction?

Any tips, leads, other agents/investors in similar situation?
