I'm totally financially illiterate. Hearing things in salary doesn't really make sense to me. Refuse to go near anything that sounds like a loan or a bank (credit unions are fine). I got meme'd over to this board after watching The Big Short.

How much will my awful quality of life improve if I just learn the basics on here? What are the first things I should look at?

So, I have read a lot about landlording, and it seems like a great investment (in some areas). I am in the bay area, there are cities 6 hours away from me that I know well, and are much cheaper with higher cap rates.

I know a good property manager there too, who manages over 100 units.

Would it be stupid to buy a house, and have her rent/manage it for me, for 8% of the gross income, or am I better off sticking to index funds?

What kind of a silly question is this? It's not conceptually stupid, no. If you can make it work, it's a good idea. If you can't make it work, it's a bad idea.

Don't know. Depends on the property (location, value, rental market, etc) and service she offers.
Run the numbers. Account for all risks, then add 10% on top. If the end result is a positive number, it's a sound investment.

If you don't have any other plan (like building net-worth and collateral real estate) it's a simple question of which investment provides you a higher projected ROI.

I have a traditional IRA at one financial institution that I'm going to transfer to another institution. I have to decide if I want it to remain a traditional IRA or convert it to a Roth IRA.
