My mom passed last year and left me her condo which can pull about $90k in the current market.
My plan so far is to sell the house within the next year. My fiance and I combined, including cars, have $32k in debt. For my credit score to hit 700 I would only need to pay down $5000 in credit card debts.
In theory, couldn't I just:
1. Sell the house
2. Pay down the debt $5k and wait for my score to rise
3. Use the leftover money to make down payments on several houses and finance all of them
4. Rent them out to tenants
5. ??????
6. Profit

If you have $20,000 a year to invest, why would you not spread it out among good dividend paying stocks. Then re-invest the dividends, compound your earnings and in 10 years time you're making good passive income in a relatively risk free way.

I freely acknowledge these, but I'm having the hardest time ever stopping smoking.
My roommate has weed whenever I don't, so even when I stopped buying I still felt and followed through on the compulsion to smoke with him.

i am opening up a bakery/ catering business with a partner. His dad has agreed to make the facility that the business will operate in. We both agreed the first thing we need is an oven, which runs around 17k and we could split it. His dad is just building the shell of the building, no equipment or anything else.
Today i asked what the plan was buying more equipment as the company grew. My partner just mentioned that the business would be split 50% him, 30% his dad and 20% for me. I didn't want to say it yet but I didn't understand why his dad would get such a large percentage just for building the facility. He would have no part in the baking or cooking.
What should I do here? I feel this is not fair and don't know what to do, considering I would be working countless hours. Another thing is that the facility isn't big, if business goes well we'd potentially have to upgrade within a few years.

Never, ever, fucking ever, do a partnership agreement. Done it twice in the past, once with a friend and once with my brother.
