I have a question for you /biz/.

I am in line to inherit a residential property in NJ in an ok town with a 1 hour commute to NYC (in 5-10 years). The property is fully paid off and ownership is equally divided amongst 3 owners. The other 2 owners have a total of 5 kids who will divide their own thirds amongst themselves meaning that by the time I inherit it, I will be sharing ownership with 5 other people. It is a family owned property.

The total current yearly net income is around $120 000.

The property is valued at around 2.5 to 3 million dollars before tax.

What would you do in my position? If I were the sole owner I'd most likely just keep it and live comfortably off rent for the rest of my life but I'm not sure I want to deal with 5 other people in terms of management and decision making.

Thoughts?

just hang on to it.
their fractional ownership will get smaller and smaller with each passing generation, making their opinions less important over time.

you, being the typical 4chan user, will never reproduce so your stake will remain the same.

meaning you already have the luxury of ignoring their wishes so long as they don't join forces against you, and as time goes by your margin of comfort will increase as will the dollar value of your stake in the property.

of course when you die nobody will inherit your comfy income, but that's not really your concern.

>their fractional ownership will get smaller and smaller with each passing generation, making their opinions less important over time.
I see your point but isn't this basically irrelevant for another 40-50 years? Only 1 of the other heirs has kids and they are all in their late twenties.

is dentist like literally the only decent stress ratio six figure job with good hours? most business/engineers would suck dick for 70 hours a week to do the same.

dental is extremely high stress. Tons of competition, all the hassles of owning a business but with much higher overhead and lower profit margins than a regular company.

six figures isn't much when you look at the millions they'll spend on education and keeping a brick and mortar clinic. If fixing teeth is your passion, go for it. Otherwise those same engineers will be making more money ten years into their careers, especially if they went for the MBA and management track. Most do.

the reason dental or veterinary or medical or law pay so big is because most of them own businesses. Which comes with it's own problems. When compared to other business owners they don't really shine as career choices. Would you rather spend 8 years in school running up a million in debt, or start a landscaping company with no education and make just as much or more? If you're after money the choice is pretty simple.

You need to make sure and do your research into the said niche. Check and see what's out there, and if it's getting a lot of inquiries on google trends or other places that might indicate it's a strong niche.

my strategy is to chimney climb between companies and rise with the steam, so to speak.

Why is everything so much more expensive in America?

>textbooks
Triple the price of inflation. A $200 textbook in america costs $20 elsewhere
>healthcare
Same as above. Americans pay more for their medicine than anyone else.
>college tuition
Again, another necessity that has dramatically increased in price.

Why is this?

it means that unless the government goes bankrupt the loan will be paid off. That makes it very safe unless you live in a shithole

this

its also the reason why you have to accept payment with their fiat that is not backed by gold or silver

So are there people that can actually consistently year after year make profitable trades via Forex?

There are people at forex forums claiming they are making 20-50% a year which is insane and they don't even sell anything.

I don't want to take their word for granted and from all perspectives forex should not be making the retail investor any money and 99% should lose in the long run, but I'm trying to keep an open mind here.

So please, let us discuss Forex. Share your experience and opinions. What is the catch? So far I know you are fucked by bid ask spreads, commissions and huge overall efficiency of the trillion dollar market.

Its a mix of survivors fallacy and roleplaying.

Even the lottery has SOME winners (but at least in trading you can increase your odds)

How likely am I to commit suicide by bullet to the back of the head if I scam people on the darkweb?

Websites would be "selling" various things for bitcoin but would really just take the money and do jack shit.

Sites would on foreign hosting paid for in BTC with no real personal info, with everything done on a Tails craptop on public wifi.

Other flaws?

My most recent experience is about five years forklift experience, as well as five years inventory management, one and a half years shipping/receiving. I currently work for a machine shop, but its in the middle of some nowhere mountain town with fuck-all to do and nobody cool to meet. No friends outside of work, women here are a bunch of of hairy, bitchy she-goats. Lonely as hell here.

Pay is ok for cost of living here, I guess. I started at 11/hr, currently at 14.50/hr six years later. I hear shipping clerks are hired at 12-13/hr. now and do nothing but fuck around on their phones all day and fuck up customer orders. Our supervisor (newly minted manager) is an inept idiot who'd rather over-hire instead of providing adequate training, and won't acknowledge those who aren't fucking up the program. I basically show up to work everyday now to put in the bare minimum and collect a paycheck. I'd love to moved far away from here by April.

I was thinking about the Oregon/Washington area, maybe even Nevada. But really, I'd be open to moving anywhere at this point and working for any company as long as the pay was fair, the area had at least some variety of stuff to do, and there's some hope of finding some girls to kick it with.

Open-ended, but I'm just perusing job boards endlessly and hoping to find something worthwhile. Totally open to suggestion.

where you don't lose your girl, you just lose your turn.

I don't have anything to add, just wanted to stop by and sympathize. life up here isn't bad, you just have to lower your expectations.
>>

Join me.
It will suck your soul out and some of the reports of awful work conditions are half-true, but you'll start at 12.50 on nights and the only thing you ever have to do to fly under the radar is the absolute bare minimum of work.

Being forklift experienced means that even as a tier 1 you'll probably have something cushy to do rather than shitty and with 5 years in inventory management you'll become a tier 3 before the end of the year and be comparatively rolling in it.

Do you keep your emergency fund in a simple Savings Account or a Money Market Fund?

Why?

I'm thinking of putting my 10k Rainey day fund in a Vanguard Money Market Fund, but I'm worried about whether or not I can withdraw at a moment's notice, or how that would work.
