hi /biz/.. so i've been working on a sideproject past few months..

basically its a website that collects the top 10 unusual option activity on a daily basis, gets all of the tickets corresponding charts and does some nice data visualization on this data as well as having search features

right now its currently locked up to me and just another friend uses it but hes a dumbass; how can i monetize this or rather what direction can i take with this information?

Been working my ass off and billing more than I ever have in a single month before. But I'm a wagecuck, so I'll have to fight tooth and nail to get my fair share of those billings.

I am officially debt-free. I just made the last payment on my car loan, and I paid off my student loans last week. With /biz/ advice I was advised to pay off my debt first because it was relatively high interest consumer debt (4.5% student loans, 6.5% auto). I had $12,500 saved beforehand, but I used $2,500 to snowball my debt and make a big dent up-front.

I'm now sitting with

>$10,000 savings
>$650 in Roth IRA
>$2,000 in checking (bills, etc)

My question is, what do I do next? I'd like to save about $25,000 in cash/savings so that I'd be able to cover my bills for at least 1-year if anything goes wrong, but I'm also leaning towards putting more into my Roth IRA. I'm 26 and married with a young child, and I don't plan on traveling or making any large purchases besides a house in the next 5 years.

You steered me right on the debt repayment, so what do you do next when you are debt-free?

Leveraged property does get better returns but with more volatility. And the returns are spendable cash, not simple paper gains

OTOH, an index fund is simpler and taxes are lower because the cash flow is very small. And there's no debt associated with it.

So what do you want it to look like?

The problem is, there is no such thing as an average stock and an average rental property. And since they don't exist, it's rather pointless to compare them.

If you are extremely luck at stock picking you'll outperform everything else, but at a very high risk. If your average returns come close to the market average (which is alredy more than most mutual funds can claim) the case is much less clear-cut.

The same way if you are extremely lucky at picking the future developmental hotspots your properties can easily outperform the stock market.
A close-to-average property can, but doesn't have to.

Both investments in theory (!) should be inflation-proof. Both can catastrophically fail or absolutely go through the roof. I guess what remains are differences in their nature: The stock market is much more volatile while real estate is usually a lot more stable. The stock market will have a larger proportion of your gains be in value increases (which only become an actual profit once you sell the stock) while your rental property will have more gains regularly paid out (the monthy rent). The stock market is very liquid and transactions are fast, while the real estate market is the opposite (which can matter if you need to liquidate your assets in a hurry). On the other hand, using real estate as collateral generally gives you more favourable conditions than using securites as collateral, which means real estate provides better leverage. Finally, stock profits are subject to capital gains and dividend taxes, while real estate profits are usually subject to normal income tax.

Run the numbers for your specific investment. Personally I manage my real estate myself. I don't want 2-3 months of rent out of every year to go to someone else. Having the property managed completely will substantially lower your ROI. Dealing with all the local bylaws, rent control, financials, tax reporting and shitty tennants is challanging at first, but you get used to it.

I have this money, but I'm at a loss as to what to do with it, I'm 19 and I've never invested in my life, I just sold a company for anyone who wants to know the source of the money.

So I'm considering getting a degree in communism. It's something that I find very interesting so I know I would be able to study hard while enjoying it and I would probably be able to do a PH. D. and earn a lot.. The problem is that unemployment is high, but I think I wouldn't become unemployed because I really love this degree but you never know.. There's always a risk.

Hi

There are many post here about people investing in real estate to rent it out. Does anybody have any experience with buying parts of real estate? Can some one point me to some legal resouces about how something like that could be set up. Here is an example of how i want it to work:

Person A wants to invest in real estate. Real estate X is for sale for 1 000 000 internets. Person A only has 100 000 internets and would be happy to buy a 10th of real estate X. If 10 people with 100 000 internets get together they can buy the property and each own one 10th of it.

The way i see it you would have to start with some sort of contract that works like this. Can some one point me to some resources online where i can read up on this. I know those resources might contain legal stuff that do not apply in my country but i am sure it gives a good idea of what a contract like that should contain.

From what I heard it is worth "investing" in an apartment if you can rent it out for 1% monthly of what it cost you.

Since that is near impossible, it makes no sense to rent out properties when you can just invest that money into index fund ETFs or REITs (although I don't know why one would choose REIT over index fund).
