Well /biz/, I've finally saved up enough money and have a consistent income stream that I'm looking at homes to buy. Nothing big or fancy - I'm not rich, and the area I'm in is a bit expensive (it's in a nice school district).
So I come to you - does anybody have any tips or advice? I'm mostly looking for ways to reduce closing costs or get a better mortgage rate, but any advice would be welcome.

Credit unions usually have betterr rates, but have higher closing costs when compared to banks. Usually over the life of the loan they equal to about the same money being spent.
What are you looking at in terms of down payment available? You can get mortgages at decent rates these days with a lower down payment but you have to pay insurance on top of it until you get to around 20% of the house value. Now is a good time to be buying thanks to low interest rates by the Fed. Just gotta be sure you can afford it if your income suddenly disappears for a few months.

I've been studying stocks for decades, and crypto for several years now. I know a thing or two about speculation. I can't say anything 100% for sure, obviously, but I do have a strong hunch and I'm usually not wrong. Like I said, I've made a load of money off crypto this year from the same 'hunches'

I don't keep any specific coin long enough to need to transfer it off the exchange. I'll keep it there for a few days and then back to btc, and then btc to my wallet on my computer.
