Hey anons, In my time studying how to get rich I have finally found my path (real estate + Crypto), Thanks to /biz/.
Along the way heres all the memes I got caught up in: Selling Custom T Shirts Online, MLM, Dropshipping from Aliexpress, Daytrading Stocks, Amazon Selling/Private Label.
This is all because of FUCKING GURUs, yes you know who I'm talking about, the young dudes popping up in youtube videos when you type something related to the field, then all over your facebook, and some may even write books and be half legit. But at the end of the day they are making money from being a guru and not from said area of expertise.
I found real estate from simply having noticed that almost every super rich guy I read about or met has some link to real estate, and crypto I found through seeing pic related and then googling and stumbling across /biz/
Do you agree anons? Is there anyone here that actually paid for a guru and actually got rich or even broke even on their purchase?

You need money for real state and trading, you can get a job or build up your brand based on a product/service you make/give or personality or both.

Best tenants for cheap high yield properties are blue collar type neighborhoods and tenants.
stay away from the niggers if you dont want to deal with stupid shit, I've been there, they are always trying to become a victim or have an excuse to pay less and are so dumb that you will be getting phone calls about the dumbest shit.
Also before buying you need to establish how much it will rent for and make sure you can cover your calculated maintenance cost + produce a nice little bit of cash flow
for tenants the golden rule is NEVER rent to friends and family, real estate professionals or lawyers they are all in a good position to screw you by stopping rent payments, making you feel guilty about kicking them out, or by using loopholes against you
