You can tell if a demolition is controlled by the way the building collapses.

If the building falls directly downwards into itself, it is a controlled demolition. This is done to prevent damage to surroundings.

Non-controlled demolitions will NEVER mimic a controlled demolition, and the building will literally just topple over sideways, dealing massive damage to surroundings.
