Because no one wants to live in an area that is +90% black. Detroit will not be any better in 30 years from now. And you can't actually do anything with that land. If you build a brand new house there it will be much less than the land it's siting on. No one wants it. You can actually buy perfectly good homes right now for $500 or less but people don't do it because it's impossible to live there safely and even if you land bank it you still have to pay property tax, which in the ends would cost you more money than you would make by investing and holding onto the property to resell in the future. Detroit is dead.

The whole reason Detroit is how it is now is because of it's glory days. Mid-century Detroit was a boom town built around a single industry, it was doomed to collapse eventually as long as it was so terribly specialized around the auto industry.

It's not black people themselves that are the problem. There was a primarily black political machine built by Coleman Young, but that's in tatters at this point, especially with Kwame Kilpatrick dragging the remnants of that machine down. Dave Bing and Dennis Archer were both pretty legit mayors.

Oh course, there were the riots, but that was nearly half a century ago now.

I am in NYC and saw this very upper middle class blonde mom with kids get into the subway in black Brooklyn.

The only white person around was this hipster guy who was quick to talk to her "so are you visiting, where are you from"

"I'm from Detroit"
"Oh like dearborn"
"No Detroit the city, we are visiting friends"

She was willing to chat, other folks started talking to her and she was comfortable.

It was nice to see a older white women tourist not act all weird and afraid of black people, folks respect that out here.

Detroit didn't fail because of the blacks, it failed because the auto industry failed. It is a similar situation for the entire region, but it an a city named Buffalo in western NY were hit especially bad because they were run poorly and couldn't transition to a service-based economy. Detroit didn't actually even lose its whites, they just moved to the suburbs. Buffalo however is hemorrhaging people like how a man with Ebola does to blood.
