If you don't want the hit or miss lifestyle of sales, real estate appraisal (especially commercial) brings in great money. Generally it is either/or though as you can't have an active sales license while appraising or vice versa due to conflict of interests. I'm pretty sure you need a bachelors (in any subject) as a minimum however.

But fundamentally prices are bubbled. In a regular real estate market matching job parity a 1200sq ft 3 bedroom home should be less than 400k, but if you look at natl averages they're well above that in many areas. So even though lending and interest rates aren't a problem prices are.

Prices are rising because of the market. Fixed mortgage rates are unlikely to stay below 4 percent for much longer, but they don’t appear set to rise sharply either. Plus it's easier for first time home buyers to get a home. The only bad thing is low inventory. But that should change once sellers realize the price they can get for their home.

I've been selling stuff since the day I came out of the womb.

I have a job that pays well, but I feel like my god given skill, is not being fairly compensated.

I'm a big fish in a little pond, and I've gotten too big for this pond.

What do I need to start selling real estate? What does it take to get a license to sell? Do I need to go to school, or do I just take some pen and paper test?

you ask me they should give you an apartment in a project somewhere and when you sell it, they give you a license,

When you go for your license, many different companies will scout you. That's what happened to me. I think 3 or 4 companies scouted me and I was going to choose one but I didn't go through with the course like I should have.
