If Kaiki doesn't believe in apparitions, how do you explain the scene when he clearly sees Sengoku Nadeko overlaying the sanctuary area with snakes ?
Is this scene real, or just in Nadeko's imagination ?

What if apparitions are just inside people's mind? The fact that they seem to affect real people means very little. Kaiki knows that his fake curses and stuff work as much as well, so how can he tell the difference?
I'm pretty sure Kaiki understands that oddities exist, but he wouldn't think of an oddity god as being a real god. And when he spoke to Araragi in Karen Bee I take it more as him weaseling his way out of the confrontation by pointing out that oddity he used on Karen could be proved to be fiction and making the accusations seem foolish.
